1. Virtual Floor Plan (VFP): The Virtual Floor Plan (VFP) is one of many tech inventions that accelerates collecting measurements. Using a 3D camera called matterport, a certified technician scans the interior and exterior of the property in 30-45 minutes. Once completed, the scan is uploaded immediately and shared with drafters to create the 2D floor plans. The scan also creates a 3D tour of your property. This virtual tour is used during the 2D design phase for drafters to lay out the space to scale.
2. Home Diagnostic Report (HDR): The Home Diagnostic Report (HDR) is a complete report that details your property condition. The HDR is also the first site visit to the owners home. Like the Virtual Floor Plan, a certified technician completes the Home Diagnostic Reports capturing drone shots, completing a virtual floor plan, and a home inspection. The drone shots capture the roof’s condition, collect property measurements, trace water lines, and identify building setbacks. The home inspection breaks down the specific property conditions such as heating, plumbing, electrical, roof, attic, walls, ceilings, floors, windows, doors, and the foundation.
3. Feasibility Study (PFA): This study helps to ensure that your proposed ADU complies with city zoning regulations, avoids extra hidden costs, and has no restrictions that may arise at the building time. The Preliminary Feasibility Study, also known as PFA, will help determine your ADU project’s feasibility, including the potential costs, time frames, and return on investment. A feasibility study is one of the most crucial steps in the ADU building process!
4. Project Development Plan (PDP): There is a stigma between contractors and homeowners created based on hidden costs, miscommunication, and project delays. Today, there is a tool that is shifting the tone for construction. The Project Development Plan (PDP) makes construction honest and avoids change orders at all costs. This tech-based construction bundle gives you everything you need as a homeowner or contractor to start your project. When you get a PDP, you receive 2D floor plans, virtual floor plans, a 3D rendering of your new space, virtual reality, and the scope of work. There’s no more going back and forth between contractors and architects. The PDP streamlines the construction process, managing every construction phase from design to estimating, financing, and building.
5. 3D Rendering: 3D Renders are bringing architecture and design to life months before construction begins.
